Foundations
Our modular homes and cabins are designed to be placed on any type of permanent foundation and our smaller modular cabins can be
simply placed on a gravel pad, subject to local code. Foundation options include gravel, concrete
slab, post and beam, piers, pilings, crawl space, or basement. Our manufactured homes and park
models are built on a steel chassis which typically
gets placed on a gravel pad and then secured with a foundation system designed for that purpose.
It is your responsibility to ensure that your foundation complies with all applicable local codes and regulations. Talking to your local building officials and foundation contractors is an easy
way to determine the prevailing building code and foundation requirements.
Permits & Zoning
Building permits regulate the type of construction
allowed in your area and help to ensure that building standards are met and new construction initiatives are conducted in a safe fashion. A building permit is formal authorization from your local building department for construction of a structure. Permitting is generally governed by your County or Municipal Building Department and
requirements vary dramatically from one agency to another. Our modular homes and cabins are built to comply with all IRC 2003 requirements as well as any local code requirements above and beyond IRC 2003. (Our manufactured homes and park models are built to the federal code that
regulates each of those industries.) Check with your local office for applicable regulations and processes in your area. You are responsible for
ensuring that your cabin meets all applicable codes. Spirit Cabins will provide you with all drawings and specifications required by your building authorities. Each of our homes is engineered to very high standards, though in some extreme environments addition engineering and associated costs may be required to meet code.
Customization
We welcome customizations to our standard floor plans. Customization does require additional fees and time allowances, depending upon the complexity of the customization. Design changes that include exterior dimensions different than those specified on our standard drawings involve substantially more engineering resources and related time and costs. Commercial applications require custom engineering to account for the additional floor loads and A.D.A. requirements.
Financing
Modular homes are considered “real property” and are financed the same as site built homes, generally with a construction loan that converts to a traditional mortgage. Most lenders will also wrap the cost of the land into the finance package. Please feel free to contact us with financing questions or you may contact any local or national lenders that

*Spirit Cabins can be purchased directly or financed through a third party lender. We accept Checks, Money Orders or Wire Transfers. A deposit of one-third of the total cost is required to lock in your pricing and secure the next available slot in the production schedule. A second payment is required on or before production start and final payment is due just prior to the completion of production. Spirit Cabins reserves the right to change pricing at any time without notice unless a full deposit has been made to secure an order.
